1. FINANCIALS:
- Are you currently pre-approved for a mortgage, or will you be purchasing with cash? (If pre-approved, with which lender and up to what amount?)
- Do you need to sell your current home in order to buy this next one?

2. TIMELINE:
- Ideally, when would you like to have the keys to your new home in your hand?
- What happens if you don't find a home by that date? (Lease expiring? Starting a new job?)

3. NON-NEGOTIABLES:
- What are the 3 things your new home absolutely MUST have? (e.g., minimum 3 bedrooms, fenced yard for dogs, specific school district).
- What are your absolute deal-breakers? (e.g., no busy streets, no HOAs).

4. LOCATION:
- What 3 neighborhoods or zip codes are your top priorities?

5. COMMUNICATION:
- Do you prefer to be updated via text, email, or a phone call?
- Are weekdays or weekends typically better for private showings?

Question 1 separates the 'looky-loos' from serious buyers. Never spend your weekend showing houses to someone who isn't pre-approved yet.
