1. YOUR GOALS (5 mins)
- Understand the seller's ideal timeline and absolute bottom-line price.
- "Why are you looking to move right now?"

2. THE MARKET (10 mins)
- Briefly review Current Active inventory (the competition).
- Review Recently Sold homes (the comparables).
- Explain the current Average Days on Market in their specific zip code.

3. PRICING STRATEGY (10 mins)
- Present 3 Pricing Options: 
  A) Shoot for the moon (slow to sell).
  B) Fair market value (normal timeframe).
  C) Aggressive pricing for a bidding war (fast sale).

4. MY MARKETING PLAN (10 mins)
- Professional photography and 3D matterport tours.
- Paid social media campaigns targeting out-of-state buyers.
- Broker open houses and standard open houses.
- My track record (Show my list-to-sold price ratio vs the market average).

5. NET SHEET & NEXT STEPS (5 mins)
- Present the 'Net Sheet' showing exactly what they will walk away with in cash after paying taxes, fees, and commissions.
- Ask for the signature: "Are you comfortable moving forward with this strategy today?" 

💡 Pro Tip

The Net Sheet is the most important piece of paper you bring to the listing appointment. Sellers don't care how much the house sells for; they only care about how much they personally walk away with.
